Across the UK most commentators predict 2017 will see an increase in demand for rental properties, well maintained properties in London could see growth of up to 3%. The new year is off to a flying start and we have noted a substantial upsurge in tenant registrations since the end of December and beginning of January.  To meet the demand we need more property, we are offering Landlords very competitive rates to Let their property in January.
 
Overall 2016 has been a record breaking year with more properties being let than ever before.
 
Despite the changes in Lettings to Landlords with amendment to taxation and stamp duty, the Lettings Market remains a highly favourable investment for many people.
 
With interest rates being historically low, the return on investment compared to banks is excellent.  In addition, a recent Rightmove commissioned report states that property prices in London will increase by 32.5% over the next five years!

Property advice for buy to let landlords
 
The business of getting a buy-to-let mortgage can take time and needs careful research. Once the preparation is done though, there is no doubt that it will pay off.

The UK is moving towards a stage when young people simply commit or resign themselves to being lifelong tenants. Lifelong tenants are going to need lifelong landlords, who treat renting out their properties as a profession, not as a hobby.
 
The key thing is to work out who is your most likely tenant is, and present your property accordingly. Young professionals need a blank canvas, so that they can add their own character. They need furniture too, whereas families are going to bring their own. They will, however, expect it to be more than just basic. It should be well presented, in good decorative order and clean.
 
"Many people live in homes where thousands of pounds worth of equity sits locked up,” says Managing Director of Ellisons Sean Purtill. “Yet instead of buying a rental property, they invest in stocks and shares over which they have absolutely no control. Far less of a gamble, is to dip your toe in the lettings market. "
Choose a good local agent that is ARLA registered, they will offer you accurate advice on rental returns and look after you and your investment professionally.  Be wary of online managing agents, you need to ask if there is any level of tenant care, given they are dealing with properties and maintenance nationally or internationally!

Attention Landlords!

There is no excuse for anyone in our industry to ignore regulations, at Ellisons Lettings we are fully versed on important new regulations such as:
 
Since October 2015, it has been mandatory for a smoke alarm to be installed on every floor of a rental property where someone is living, partially living or is deemed as a habitable area. Bathrooms, for example, are viewed as habitable areas.
Landlords or their managing agents must also fit Carbon Monoxide alarms in rooms with a solid fuel-burning appliance, including wood burners and open fires.  Our most common queries regarding these regulations are the required location and type of alarm as well as when they need to be tested.
 
In 2014, the British Standards Institution introduced a new set of safety requirements, aiming to address child safety risks posed by blinds and curtains.  The requirements mean that any blind which is installed with cords and chains has to have breakaway connectors and cord and chain safety retainers.
The cords and chains must also be maintained at a minimum 1.5 metres from floor level.
All new blinds or curtain tracks which are fitted by a professional must now pass the new standard, meeting the necessary safety requirements and test methods.  If an accident involving a non-compliant blind or curtain track takes place in a rental property, the landlord could face prosecution from Trading Standards.

Celebrate an explosive Bonfire Night with Ellisons

Ellisons Estate Agents helps to bring a sparkle to Bonfire Night at two community events, just seven miles from the spot where Guy Fawkes’ plot was foiled 411 years ago! 

Ellisons is proud to support and work with our local community in South-West London throughout the year. We’re always excited as the nights begin to draw in, and this November is no different. This Guy Fawkes night we’ll be supporting worthy local causes once more, and sponsoring two of Wimbledon’s most-anticipated firework celebrations at the Priory School and South Park Gardens. 

On Friday 4th November, we’ll be lending our support to The Priory’s evening of fireworks, fun, and food. The Priory is a CofE School on Queen’s Road, and the evening will provide a bonfire and firework spectacular, accompanied by numerous stalls, bars, evening entertainment and even a ‘penny for the Guy’!

Continuing the weekend’s festivities on Saturday 5th November, Ellisons will be sparkling once more at the acclaimed South Park Garden’s firework event. South Park Gardens is a much-loved park in Wimbledon. The park was opened in 1901, and since being restored to its former Victorian glory in 2009 it has become one of Merton’s – and indeed London’s – most exciting Autumn events.

London Property Spotlight: The St Helier Estate Morden

Residents of South-West London will undoubtedly have heard of The St Helier Estate. In its time it has been pioneering and, more recently, increasingly desirable. But what is the story behind one of interwar Britain’s most iconic housing developments?

World War 1 and the Garden City Movement

In the wake of World War 1, conflict-damaged London was in dire need of a housing solution. Londoners began to reject the dingy, dirty and often dangerous living conditions offered by the Victorian and Georgian housing in London’s core, and the housing authorities came to accept that they were no longer fit for purpose, and that a new solution was required.

The decision was made to begin building large ‘garden’ and ‘cottage’ estates as ‘urban overspill’ around the capital’s periphery. Based on the ideas of Ebeneezer Howard, London’s Garden Estates looked to retain the arable and rural essence of the land upon which they were built and improve the lives (physically, mentally and recreationally) of their new residents.

The St Helier Estate - a community for the future

Built between 1928 and 1936, St Helier became the London County Council’s developments (after the Becontree-Dagenham estate) and among the largest housing projects in Europe - with 9,000 houses and flats and over 40,000 residents. The estate was named after Lady St Helier, an Alderman of the LCC since 1910, in recognition of her lifetime contribution to assisting the poor.

St Helier attempted to improve the day-to-day life of its residents, and the LCC intended it to function effectively as a self-contained community. To this end, they provided all the amenities a modern 1930’s family would demand - including 18 schools, the 2,000-seater Gaumont cinema, seven churches, a number of pubs and the iconic St Helier hospital (where Prime Minister John Major was born).

St Helier as a cottage estate

St Helier was one such estate modelled on Howard’s experimental ‘garden cities’ at Welwyn and Letchworth. Split between Merton and Sutton, landscape architect Edward Prentice Mawson took further inspiration from John Innes’ work at nearby Merton Park, and focused on retaining the natural elements of the arable land upon which the estate was built. Roads were named after rural monastic locations in England and Wales, as the land had historically been in the ownership of the Abbey of Westminster.

Extraordinarily for an estate of its time, and in stark contrast to the deteriorating inner-city dwellings the residents were leaving, recreational parks, sports grounds and open space made up 130 of the estate’s 825 acres. Grass verges were placed along leafy cul-de-sacs, while houses were constructed with different materials and in various styles to add variety and authenticity to the development.

London Property Spotlight: John Innes and Merton Park

How Merton was transformed from a sleepy village to a burgeoning London suburb.

Merton, or more specifically Merton Park, owes its existence to John Innes, a 19th Century businessman, philanthropist and property developer. But who was John Innes, and how did he shape the Merton we know today?

Grand beginnings: The Innes family

John Innes was born in Hampstead in 1829, in what was then a village in the historic county of Middlesex. His family had grown wealthy from imported sugar and rum from their plantations in the West Indies. By the time John was born, however, the Innes’ had sold their interests in the Americas and become leading proponents of the anti-slavery campaign.

In 1864, having enjoyed a number of years as a Wine Merchant in the City of London, John Innes formed the City of London Real Property Company with his brother. London, like today, was on the rise and its population was quickly expanding beyond its historic bounds. Noticing this trend, John purchased farm land in Merton to create the Merton Park Estate Company - and through ownership of the Manor Farm (and accompanying Lordship) soon picked up the nickname of ‘the Squire of Merton’.

A sign of the times: Merton rises as a garden suburb

With Wimbledon developing quickly to his North, Innes began converting the arable land into residential housing under the guidance of architect H G Quartermain. Between 1870 and 1904, Merton Park was transformed into a garden suburb - taking the concept from nearby Chiswick’s Bedford Park. Wide tree-lined avenues accompanied a variety of semi-detached housing styles and the holly hedges that still permeate the area today. To cement the area as South-West London’s newest suburb, Innes renamed the local railway station as Merton Park in 1887.

But it was as a philanthropist that John Innes’ legacy was cemented. In the 1890’s he established Rutlish School for the education of the poor in the grounds of his Manor House south of Watery lane, and designated the remainder to be converted into a public park for the residents of Morden and Merton. His home and wealth was left to establish a horticultural institute that still bears his name today.

Garden lighting is one of the most sought after and easy to install garden features. Lights allow potential buyers to imagine themselves entertaining friends and family outdoors, while also providing a great safeguard against night time accidents and any enterprising burglars!

4. Step out in style

The first step out of your house is one of the first and most effective garden improvements to consider. Patios and decking give any garden another dimension and provide entertainment that is practical to use throughout the year. Adding terraced flowerbeds in areas of your garden with steep gradients is also a good way to increase the variety of colours and textures present while controlling water run-off and erosion.

5. Pave the way for success

Off-road parking at the top of the ‘want’ list for many of our buyers, meaning underused front gardens offer a brilliant opportunity to increase your property’s value. A 2014 survey by Move Us found that a parking space can add up to 10% to the sale price, which makes sense when you consider that street parking permits can run into the thousands of pounds for a growing family. It is the busiest time of the year for the London rental market, and small changes can make all the difference when it comes to securing high-value tenancies.

 

Rachel Hanniquet-Brooking, a member of the Association of Residential Lettings Agents (Arla), recently commented:  

“We’re definitely seeing a turn to the European model where renting is the norm, and for many people a deliberate choice. Landlords need to maintain and invest in their properties in order to see rent increases but some expect them to go up as standard. Tenants nowadays will move out and go and get somewhere else if the property they’re renting is not up to it. We’re in a complaint culture now; as Brits we used to shy away from it – now we demand better for our money."

Deduct fees, furniture and fridges

Rental yield is the all important value for London landlords, and too few realise that improving their property need not damage their bottom line - and in fact it can improve it. 

Buy-to-let landlords have always been able to deduct the cost of repairs from their taxable income, says Hartley Fowler Accountants. Since April 2016, however, they have also been able to deduct the costs of replacing furnishings within the property.  Carpets, curtains and white goods are included within this category, so there’s no excuse for not sprucing up your property to raise its value and generate greater year-on-year income. Better still, letting and management fees are deductible, as are legal costs and ground rent. 

Rachel continues: "A good Lettings agents will emphasise to landlords the importance of maintenance and of getting a professional to manage their property. A lot of people still think they can buy a property in London, rent it out and sit back and make some easy money. People are entertaining at home more now so they want nicer and bigger places to do it in. The home has become really important.”

How will 'Brexit' impact London property? The inside track on what happens next.

With the June referendum almost upon us, it’s clear that almost every aspect of London life stands to change if the British people choose to leave the EU. For the millions of property owners and renters in the capital, the impact of ‘Brexit’ on their most valuable asset is a hugely important consideration.

As South-West London estate agents for 25 years, Ellisons has its fair share of experience when it comes to a fluctuating property market. We’ve guided our clients through elections, referendums and recessions, so it’s important that we are here to guide them through this most important of events - whether we leave or remain within the EU.

In or out - the property debate.

The National Associated of Estate Agents (NAEA) and the Association of Residential Lettings Agents (ARLA), in conjunction with the Centre for Economic and Business Research (CEBR), have recently produced a report into the potential repercussions of ‘Brexit’ on the UK property market. The report states that London’s average house price would rise from an average of £536,000 in 2016, to £599,200 (by 11.8%) in 2018 if we remain, compared to 591,700 (by 10.4%) if we leave. This is predicated upon falling demand for buy-to-let properties as the demand for private accommodation from non-EU UK residents eases. CEBR’s analysis also shows that 17% of overseas buyers in London’s prime property market are non-UK EU residents, an important point as London has become a choice location for overseas buyers who contribute to the capital’s consistently strong market.

Despite this, the fact that around 1/5 of investors are live within the EU does not mean that the EU has been the primary motivation for investment in the UK market. London has a lot more than EU membership to offer buyers, and property is in demand due to both cultural richness and financial security. The 80% of foreign buyers not privy to EU benefits will continue to buy for the same reasons that we choose to live here; a stable property market, an honest and effective legal system, a multi-faceted and vibrant culture, world leading schools, universities and amenities. We have no reason to believe EU residents will not continue to do so too.

Politics aside, house prices are still set to rise by a minimum of 10% over the next two years (at least according to the research). What is potentially bad news for local and overseas investors is good news for tenants and first-time buyers - who stand to move closer to jumping onto the property ladder.

Pre-referendum slow down, post-referendum rush.

Years of experience have shown us that the London market generally slows prior to big political decisions. Buyers are keen to postpone their property decisions until the political stall has been set out, preferring not to deal with theoretical eventualities. We should not forget that a significant portion of demand was taken out of the market in advance of the stamp duty changes - further slowing London’s pre-referendum property activity.

Claims of interest rate rises and falling prices pushing mortgages into negative equity should also be considered carefully. Economists have already pointed out that the Bank of England will ensure any rate increase will be incremental, and that lenders are required to test applicants ability to deal with a 3% interest rise prior to agreeing to any deal.

Here to guide you, whatever the outcome.

As with the NAEA and Arla, Ellisons is not backing either campaign. The truth is that however much we model, predict and analyse, it is impossible to know exactly what would happen if ‘Brexit’ comes to pass. As an estate and lettings agent it’s vital to remain up to date with the various possibilities, and to give our vendors, buyers, landlords and tenants the best possible advice, before and after the referendum.

We do know, however, that London is and always will be a magnet for property investment and a brilliant city to live in. There are always concerns before big decisions but at Ellisons we have every faith that the capital will continue to flourish, whatever the outcome on June 23rd.

Colliers Wood - London's Next Property Hot Spot

Buy To Let Investments - Still Great For The Long Term Investor

With the recent announcement of 3% increases to the stamp duty rates payable on new buy to let purchases and second properties, landlords are going to have to pay a higher amount on stamp duty from this April.  For example the tax bill on a buy to let worth £250,000 is currently £2,500, but from April this increases to £10,000.

Landlords looking at the long term will realise buy to let is still the way to go for a good investment.  Rents are still strong with void periods rare and recently, properties in the Merton area have been increasing in price.
Ellisons sales records show in the last 5 years properties (property prices) have increased by an average of 40%. 

 

With this trend most likely to continue, the sound investor will know, that although the initial outlay to purchase is higher, with anticipated capital growth taken into account, the extra stamp duty will definitely be worth while!

Overseas Landlords - Do You Know Your Responsibilities?

A large proportion of Ellison's Landlords currently reside overseas.
As nice as it is being away and forgetting about all the rain and cold here in London don’t forget about your responsibilities as a landlord!


• Is your property compliant with working Smoke alarms on each floor and Carbon monoxide Detectors; can you prove this? Alarms are now compulsory as of the 1st October 2015.


• Does your buildings insurance require regular property inspections? Ellisons do regular property inspections as part of the standard management service.


• Is your Gas Safety certificate valid? Don’t forget this needs to be done annually.


• Have you completed the NRL1 form? Tenants or Lettings Agents have a responsibility to deduct basic rate tax from any rent paid to non resident landlords.  If you wish to receive gross rental income whilst you are non resident you should submit the form to HMRC and don’t forget to do your annual tax return.


• Are you aware of the right to rent act (immigration checks)? Landlords can be fined up to £3000 per occupier if they don’t have evidence of valid immigration status of their tenants.

Morden Prices Rise By 50% In 5 Years!

Ellisons Estate Agents have been selling property in Morden for the last 27 years and as an area it has seen great change over that time both in size and price.

 

Over the last 5 years property prices have risen in Morden by as much as 50%.  As neighbouring area’s like Wimbledon and Raynes Park have become more and more expensive, buyers have been forced to move further out in order to get more space for their money.

 

As a result demand for property in morden has risen dramatically to an extent when in 2014/2015 it was not uncommon to have 30 buyers viewing one property on an Open Day resulting in numerous offers being put forward.

With demand constantly outweighing supply prices have been forced upwards and purchasers who bought from us within the last 5 years have been reaping the rewards with many coming back to Ellison's in 2015 to help them make the most of the rise in equity.

 

Mr and Mrs E bought their 2 bedroom house through us in Darley Gardens in May 2012 for £249,950 and last November we helped them sell for £375,000 a rise of 50% in just over 3 years.

With spring approaching, gardens will again be a major feature of desirability and price when selling a property.

Victorian and Edwardian properties in Wimbledon SW19 and Raynes Park SW20 generally have gardens extending up to 50-60'.  An attractive garden can come in many forms, modern city style, country cottage or utilitarian with plenty of grass for the kids and a patio.  Mixing a modern garden with a period house really works but what is most important is that it's clean and well kept!

Properties in Morden and Merton Park have larger gardens often extending to 100' or more.  These gardens can be more expansive and even divided up into separate areas with a completely different feel to each zone.

Lack of Properties Causing The Market To Heat Up!

Prices in Wimbledon, Raynes Park and Morden have seen strong increases over the last four months.  Low mortgage rates, a shortage of housing stock and grater numbers of first time buyers

Raynes Park, Wimbledon and Morden Sales offices have seen an increase in prices in all areas for properties over the last four months.

The economy is still far from upbeat as a whole but London and its suburbs are often at odds with the rest of the country.  This is currently the case with housing.

Low mortgage rates, a shortage of housing stock available and greater numbers of potential buyers including first time buyers are the reason.

Hopefully this will settle down and more people will realise that they can not only sell their property within a short period of time but also achieve a good market price.

“I cannot see things changing much over the next 12-18 months but I do hope that more stock becomes available in London to meet the demand as no one wants to see another housing price explosion” says Sean Purtill M.D. of Ellisons.

Paul McCartney’s daughter Mary, a celebrated photographer describes Morden Hall Park as a “Little Treasure”   The national trust park is hugely important and allows children to enjoy ‘pooh sticks and wading and splashing in the stream’

How to get Wimbledon Tennis Tickets!!

Year after year I get asked for tickets for the tennis. People think that because we work in Wimbledon we must have special access for tickets to Centre Court!! Well unfortunately we don't but here are the best ways to get tickets.
  1. 1. Public Ballot - closing date the 31st of December each year and 1 application per house.
  2. 2. British Tennis Members who are members of the LTA clubs including David Lloyd and Virgin also have a ballot.
  3. 3. British Tennis Members second ballot for returned tickets from the initial ballot.
  4. 4. The Queue - buy tickets on the day of play. One queue outside Gate 3 turnstiles. Tickets are sold on the basis of one ticket per person and payment by cash. The queue for late entry starts after 5pm.
  5. 5. Hospitality Tickets: Keith Prowse tel 0845 126 9800 or Sportworld 0208 971 -2966
  6. 6. Ground Admission Tickets gives access to unreserved seating and standing on Courts 3-19.
  7. 7. On line daily ticket sales - several hundred Centre Court and No 3. Court tickets are sold online on the day before play via www.ticketmaster.co.uk
  8. 8. Resale of used tickets: People who leave the grounds early are asked to put unwanted tickets in special red boxes and these are resold to waiting people. Good time to go is after 5.30pm

Ellisons pay homage to Lichtenstein

Ellisons are well known for their creative advertising campaign's, this month we pay homage to one of the best American artists of the twentieth century, Roy Lichtenstein 1923 - 1997, renowned for his works based on comic strips and advertising imagery, coloured with his signature hand painted Benday dots.

We have worked closely with our creative advertising agency to produce an eye catching and distinctive advert in tribute to Lichtenstein, who is enjoying a popular revival at the moment with an exhibition showing at The Tate Modern until 27th May.   With his famous works such as Whaam! and Oh, Jeff ... I Love You, Too.. But... - plus his lesser known sculptures.

Ellisons wanted to combine a standout visual advert with their success of a recent Saturday open-house,  where a new property for sale in Raynes Park attracted nineteen viewings within three hours and produced five offers and a Sale by Monday.

More properties are available for buyers than any time in the last 3 years according to a new report by the National Association of Estate Agents.

Less buyers have been reported looking since April 2014 and in July 2014 two-thirds of homes were sold for less than their asking price!

The increasing supply of housing stock available for sale is excellent for buyers as their choice is greater. More supply also means that house price increases will slow and this makes affordability better. 

With interest rates at a historic low and looking set to remain low for a good period of time, it seems a great time to buy!

As 2013 draws to a close

As 2013 comes to a close we reflect on this past year. We are honoured that our Modern office (SM4) and Raynes Park office (SW20) were awarded Gold Medals for Customer Experience for Estate Agents. And our Lettings team was short listed for best Lettings Agent in London by The Sunday Times. The accolades and acknowledgement is rewarding, but providing a superior Customer Experience for our Vendors and Buyers makes all the hard work of 2013 worthwhile.  But as with 2013, 2014 brings the challenge of low supply of homes and rising prices, so we will have to relay on the experience we have gained in 25 years of service to continue to provide the best experience for Buyers and Vendors in the New Year. After a quiet two months of July and August where the Scottish Referendum, talk of interest rate increases and a lack of buyers halted price increases in London, the Autumn market has sparked into life with buyers returning and more properties available.
Pricing at the correct level is essential for an early sale and the feeding frenzy of open days that occurred in February and March due to a lack of properties has disappeared.
Mortgage rates are still historically low with some great fixed rates available, so in many areas it is cheaper to buy than to rent!

Celestial Fireworks Wow Stargazers

The Perseids meteor shower, which reached its peak on Monday night, occurs when the Earth passes through a stream of dusty debris from the Swift-Tuttle comet. The tiny fragments of ice and dust - they range in size from a grain of sand to around as big as a pea - hit the Earth's atmosphere at some 60km/s (134,000 mph). Most of the Swift-Tuttle comet debris is more than 1,000 years old, according to a NASA description. If you missed this years peak, don’t worry, the shower is visible from mid-July each year.

Sky News correspondent Tom Parmenter interviewed Steve Pither, Ellisons Associate Director on Friday, live for Sky News about R.I.C.S stating that the Government cap house price inflation to 5% per annum!

 

We suggested to Sky that it was an unworkable policy and that the government should concentrate on increasing the supply of property to the market.  Reduce stamp duty and do away with the excessive taxes of the local Authorities which stop developers from building new homes.

 

More supply will satisfy demand and ease price increases naturally!

The New Governor of the Bank of England Mark Carney stated he will keep interest rates at 0.5% until the unemployment rate falls below the threshold of 7%, which is expected to take another three years, while raising its growth forecasts for this year and next. This boost to the economy could help raise property prices, which will hopefully open up more stock. This is good news for property owners and for property buyers, knowing that interest rates may not change for another three years.

Important Information for Landlords!

New Government Legislation regarding Smoke and Carbon Monoxide Detectors

A new law was passed on 17th September, which states from the 1st October 2015 all Landlords will have to ensure that a smoke alarm is fitted on every floor of their property where there is a room used wholly or partly as living accommodation.  You are also required to install a carbon monoxide alarm in any room where a solid fuel is burnt, such as wood, coal or biomass, e.g. open fires.  It does not include gas, oil or LPG.

Landlords or Managing Agents will have to ensure that the alarms work at the start of each new tenancy.  During the tenancy it is a tenant’s responsibility, as per their tenancy agreement to ensure the alarms work by testing them on a recommended monthly basis and changing the batteries if applicable.  However should the alarms become faulty during the tenancy landlords are responsible for replacing them.

It will be necessary to confirm that the existing smoke and carbon monoxide detectors are in current working order, replace the detector if faulty or install where they are without.

Improving Your Rental and Capital Value

Depending on when you have bought your property investment most landlords have seen excellent growth in rental returns over the last 4-5 years.  With superb mortgage rates available on buy-to let properties it would be quite normal to see a healthy profit at the end of each years accounts.  However, since the fall in values in 2008-2009 there has also been a strong increase in capital appreciation over the last 6 years.  Some of our clients have invested in their properties by mordernising them, updating kitchens, bathrooms, new decoration and carpeting and have seen excellent increases in their rental income as well as improving the value of their property.  Other landlords have though it is a great time to borrow at low interest rates and extend their property by providing a loft extension giving another bedroom and shower room or a ground floor extension.  In these cases there are void periods when the work takes place but medium to long term there are great rewards.

Wimbledon rental:
Previous rent achieved prior to the work was £1400pcm. The property is quite dated but the Landlord agreed to redecorate throughout to freshen up the property, as well as updated elements in the bathroom. The Landlord is having modern blinds fitted throughout again to give the property a more modern feel. Ellisons have re-let the property for £1,550 pcm.

January has seen a bounce back in housing prices, according to Halifax.

After comparing the previous quarter to the last three months ending in January, according to Halifax, January prices increased by 2% compared with December. (The largest rise at the start of the month since 2009)
This coincides with last week’s announcement from the Bank of England reporting that mortgage approvals rose slightly between November and December. Following the release of this data, Halifax has predicted on average house prices across the UK will increase by 3%-5% over the next year.
 If you’re looking to sell this is good news as stagnant house prices may have halted your willingness to place your house on the market. But if you are looking to buy, NOW is the time!! With prices predicted to rise throughout 2015, buy now or pay more later.

Kerb Appeal – Higher Offers & Quicker Sales

A property's outer appearance, its kerb appeal, is crucial to creating that  first impression of your property. It takes potential buyers no more than a few seconds to decide whether or not they like a house.
Improving the kerb appeal of a house can get someone in a positive frame of mind before they've stepped through the front door, it’s a hugely influential aid in selling your property and will give buyers the impression that you care about your property and it’s been well maintained.
1. The approach to the front door should be swept of leaves, and free from recycling and rubbish bins and boxes.
2. Paint your front door this is the first thing that people are going to look at. For a contemporary look I suggest Farrow & Ball Pigeon No. 25 (see attached photo).
3. Invest in quality door furniture. Spend a little extra to get really good things, try to choose door furniture in keeping with your property; brushed aluminium or chrome is often more desirable and fashionable.  Don’t forget the front gate, make sure it is given a lick of paint or replaced.
4. Good lighting for your front door is vital, not too bright that it becomes a harsh light but a soft glow that will enhance your entrance and be practical when for winter evenings, sensor lighting will add security to your house.
5. Windows can let down a property when they are dirty, so make sure yours are cleaned regularly. Make sure your windows are smartly dressed with nice curtains or shutters which are very of the moment and add a smart and bright look to the front of your property.  They can be sold with your property and often add that desirability factor.
6. Add some greenery.  It can be a potted plant, a trailing creeper, landscaped beds or window boxes. Think about how a touch of something green or colourful can enhance the approach to your front door.  If your neighbour’s garden is letting the look of your property down, offer to tidy it up for them, it shouldn’t take much effort and it will mean that it won’t create a negative impression against your property.

Still demand outstrips supply and prices have risen accordingly.  Period properties, Victorian, Edwardian and 1930's are benefitting from multiple offers within a very short period of time, often at the asking price or more.

First time buyers are back on the scene, some with government assisted loans on new homes but the majority with 10% deposit and mortgages with rates of approximately 4%.

Interest rates for buyers with larger deposits say 40% can benefit from rates starting at 1.89%

The rental market is currently at its seasonal high point.  Rents have consistently risen over the last couple of years but are now solid and stable but with excellent yields of around 5%, more than you will achieve in a banks deposit scheme!

Certainly, now is a good time to sell or let a property and it looks set to continue that way for some time.

Merton properties increase from 15%-34%, year on year!

Lack of properties coming onto the market and a greatly increased number of buyers is pushing up prices in Wimbledon, Raynes Park and Morden. 

Wimbledon has seen price increases from 24% - 30% year on year.

Raynes Park has seen price increase from 24% - 34% from March 2013 to March 2014.

Morden has seen price increases from 15% to 28% year on year.

This increase is not due to the Governments Help To Buy scheme which is beginning to benefit other parts of the country.  It is more a question of supply and demand, low interest rates and a more positive attitude in the general economy.

Hopefully supply will increase and prices will be on more of an even keel.  If you are thinking of selling then please contact your local office for a price update.

Merton Schools Go Art Crazy!

Over 30 Merton schools have registered for Ellisons 'Our Merton' Art Competition, which has a prize of £8,000 to be shared between a junior and a secondary school in Merton. The interest shown by teachers, parents and schoolchildren has been overwhelming. Denise Wheatley, Project Manager of Ellisons comments, "Entries are beginning to come through and the standard is excellent, our schools have some very talented young artists".

 

The competition which has support from HRH Prince Charles, The Mayor of London Boris Johnson and Stephen Hammond MP for Wimbledon, invites schoolchildren to paint or draw an A4 size picture depicting something about Merton. They should be creative and individual.

 

The top 25 paintings will be exhibited at a Gala event at the Carnnizaro House, Wimbledon Common with the prizes presented to the winning schools by The Mayor of Merton.

 

This art competition, which Sean Purtill M.D of Ellisons hopes to become an annual event is supported by Cannizaro House, The Guardian Newspaper group and Hartley Fowler Chartered Accountants. Schools have until the 31st of March to register with denise@ellisons.uk.com

New Legislation For Landlords To Install Smoke And Carbon Monoxide Alarms

Landlords will be required by Law to install working smoke and carbon monoxide alarms in the properties under measures announced by Housing Minister Brandon Lewis on the 11th March 2015.
The measure is expected to take effect from October 2015.  Currently over 90% of rental properties have a smoke alarm.  The proposed changes to install smoke alarms on every floor of their property and to test them at the start of every tenancy.  Landlords would also need to install carbon monoxide alarms in high risk rooms such as those where a solid fuel heating system is installed.
Those who fail to install smoke and carbon monoxide alarms would face sanctions and would face up to a £5,000 civil penalty.

Now is a great time to remortgage!  Interest rates are at their lowest level ever and this coupled with increases in property values over that last few years means that people are often able to obtain significantly lower interest rates and therefore make large savings in their mortgage payments.

Remortgaging is also a cheap way to raise additional finance, whether this is to raise the deposit for another property purchase or carry out home improvements on your current property.

Open Days- A Great Success. But Do Them Professionally

Creating an Open Day is an effective way of achieving an excellent price for your property.  Ellisons have been creating Open Days for over 20 years.  We first saw the idea in the United States and realized it had many benefits.

Some properties will not benefit from an Open Day as special one off visits may be a more exclusive way of achieving a sale at a maximum price.  Make sure your Open Day is professionally organized from start to finish. Try to show the property in its best light, clean, uncluttered and if you have a garden, ensure it’s neat with the lawn cut.

Do not let your agent just advertise your address, time and date.  You need to know who is visiting your home and get feedback from them.  Security is an important aspect of any Open Day and therefore, get your agent to make timed appointments so that only one or two viewers at a time are viewing your home.  You wouldn’t let strangers walk around your home unaccompanied, neither would we!

The main reason why Open Days are successful at the moment is the supply of homes coming into the market cannot meet the current demand from buyers.  Open Days allow all viewers a chance to express their interest.  Ellisons have been organizing professional Open Days for long time and our current success rate is incredible.

“OPEN HOUSE DAYS” – It really works!

Originally started as a novel way of marketing property by realtors in the United States, Open House Days are now commonplace in the UK.

Ellisons began using 'OPEN DAYS' as a marketing tool over 15 years ago.

Recently with the lack of property available it has proved hugely successful for vendors to achieve a healthy selling price within a short period of time.

A recent open house day in Raynes Park had 19 applicants viewing within a two hour slot; building momentum and heightening the buyers desire to make a decision.
From this open day all interested buyers had an equal opportunity to view and to buy.  The property sold two days after the open day with 4 parties offering and it sold in excess of the asking price!

Our Merton School Art Competition Sponsored by Ellisons Estate Agents

The response has been AMAZING!! Over 2000 paintings were received from 38 schools in Merton. A huge thank you to all the children, teachers and schools for their hard work and participation in the ‘Our Merton’ Art Competition. The quality of the artwork is truly exceptional.

 

Three judges from the Chelsea Arts Club met this morning at Cannizaro House Hotel in Wimbledon to find the best twenty five entrants. These paintings will be shown on our website from the 9th May.

 

The two winners will win £8000 for their schools equally divided into £4000 for the Junior School and £4000 for the Senior School. The winners will be announced at a Gala evening at Cannizaro House on the 20th of May.

 

The judges have stated that it was very difficult to reduce to only 25 as there were so many great paintings.

Over 8 hours, 100 miles of riding, fantastic new medal, a great Sunday!

On the 4th of August over 50,000 cyclists took to the streets to ride the Olympic race route from London to Surrey and back. Among the 50,000 participants was known fan of Ellisons London Mayor Boris Johnson and the family member of one of our employees Dave Miller. He also completed the Tour of Flanders ride in April of this year.  After over 8 hours and 100 miles through the streets of London, Dave and his son Craig not only completed but conquered the Prudential RideLondon finishing with a smile.

South Park Gardens Easter Egg Hunt

The annual ‘South Park Gardens Easter Egg Hunt’ sponsored by Ellisons Estate Agents takes place on Sunday 13th April, starting at 3pm. 

It is designed for children aged 7 and under.  Tickets are priced at £2 payable on the day, first come first served basis, tickets are limited.

Steve Pither Retires After 21 Years and Fergus Purtill takes over the reins

Steve Pither has finally decided to retire after 21 years working for Ellisons Estate Agents. Steve joined the company in 1992 as a senior negotiator based in Wimbledon.

 

He went on to be the Branch Manager for many successful years before he took up a new challenge as Associate Director of the Ellisons Morden office in 2008.

Steve will be greatly missed by colleagues and clients for his expert knowledge, calmly dispersed and his integrity.

His love of trekking and the Spanish country side is well known. When Steve won the Ellisons Manager of The year Award he opted for walking the hills of Transylvania as opposed to a week in the Caribbean!!

 

He intends to spend 6 months improving his spoken Spanish and walking amongst the Sierra Nevada. We wish him well.

 

Fergus Purtill who has been with Ellisons for 6 years has taken over as Branch Manager of the Morden office. So congratulations to him on the promotion! He has been a highly successful estate agent for the company and his clients love dealing with him.

The housing market is improving with 107,380 property transactions in November 2013, the highest amount since December 2007.

 

Prices in London and the suburbs saw dramatic rises in 2013 with demand outstripping supply in many areas.

 

2014 will see a continued strong demand from buyers with low interest rates and an easing of mortgage restrictions.

 

We do not expect to see such dramatic price increases through out the year as in 2013, but feel that 8% over the year is in accord with many other property indexes.    

 

The early part of 2014 should see more people deciding that the time is right to move and there is definitely a higher feeling of confidence in the economy.

With the lordship carrying no power, this record breaking sale remains a mystery as to why and who the anonymous Brazilian is!
Being Lord of the Manor will become even more irrelevant in October this year. Nevertheless, the current title holder will still be able to call himself Lord of the Manor of Wimbledon if he chooses. If and when the anonymous Brazilian Lord of the Manor comes forward, will the streets of Wimbledon come alive with Samba dancing and the sounds and sights of Carnival every March?
